San Diego’s coast is beautiful and hard on a home’s exterior. Salt air, marine-layer moisture, hard-water overspray from irrigation, and organic growth slowly dull driveways, stucco, and outdoor living spaces. EliAnna’s washing crews restore them — with the correct method for each surface, not one machine set to “blast.”
Two methods, matched to your surfaces
Concrete, pavers, and stone take controlled pressure washing. Stucco is soft-washed under 500 PSI — never pressured. That is not a preference, it is what protects the finish. High pressure forces water behind stucco and can etch the surface in a way no amount of rinsing repairs, and the damage tends to surface months later as staining or spalling that reads as age rather than as a bad wash.
Soft washing does the work chemically instead: low pressure, professional-grade solutions, proper dwell time, and a controlled rinse. Siding and fencing get the same treatment. Our crews are trained to know which surface takes which method, because the homes we serve aren’t the place to learn by trial and error.
What coastal living does to your exterior
If your home sits west of I-5, you’ve seen it: the gray film on the entry courtyard, hard-water spotting near irrigation lines, the green shadow on the north-facing stucco.
The coastal problem is not ordinary dirt. Salt aerosol carries inland on the marine layer and leaves a mineral film that bonds to stucco, glass and metal — which is why a surface wipe moves it around instead of removing it, and why rinsing alone leaves the haze behind. It takes a solution that breaks the mineral bond, applied at low pressure and given time to work. Our pre-treatments are chosen for exactly these conditions, and we serve the neighborhoods where they are worst: La Jolla, Del Mar, Coronado, Point Loma, Solana Beach, Encinitas, Carlsbad and Carmel Valley.

What's the difference between pressure washing and soft washing?
Pressure washing uses controlled high-pressure water for hard surfaces like concrete and pavers. Soft washing works below 500 PSI — roughly garden-hose force — and does the work with professional-grade cleaning solutions rather than force. Stucco is always soft-washed, never pressured, because high pressure drives water behind the finish and can etch or pit the surface permanently, and nothing done afterwards undoes it. Matching the method to the material is the whole job.
How do you price exterior washing?
By the size of the house, how many storeys it is, and which surfaces you want done. The house itself is the base of the quote; driveways, walkways, patios and pool decks are priced as their own scope, so you can take all of it or only what you need. Heavily soiled surfaces — oil-stained driveways, rust bleed, roof runoff streaking — take extra treatment time and are quoted accordingly. Is it better to do the house and the hardscape in one visit?
Yes, and it costs less than booking them separately. Much of an exterior wash is getting a trained crew, equipment and water management to your home and set up; doing the house, the driveway and the pool deck on one visit spreads that setup across all of it. Ask for everything you are considering when you request your estimate.
How often should coastal homes be washed?
Homes in La Jolla, Del Mar, Coronado, and other coastal neighborhoods carry a constant film from salt air and the marine layer. Most coastal clients schedule exterior washing once or twice a year; inland homes often go longer between visits.
Will washing harm my landscaping?
No. We pre-wet and rinse surrounding plantings, use biodegradable solutions appropriate to each surface, and control runoff throughout the job.
